The Monarch

The Monarch is a 64-unit affordable housing community located at 149 Derby Avenue in New Haven’s West River neighborhood. Constructed on the former site of Monarch Cleaners, the development features a mix of one-, two-, and three-bedroom apartment homes designed for households earning up to 80% of the Area Median Income. Residents enjoy modern kitchens, energy-efficient heating and cooling, a fitness center, community spaces, and outdoor amenities.

Developed by Honeycomb Real Estate Partners, The Monarch officially celebrated its grand opening in November 2025. The community represents an important investment in expanding housing opportunities while transforming an underutilized site into a vibrant residential destination that supports the continued growth and revitalization of the West River neighborhood.

The Camelot

Located at 900 Farmington Avenue, West Hartford, Connecticut the site was home to the West Hartford Inn, a 52-room operating hotel and restaurant space. The site was reimagined into 44 one and two-bedroom apartment homes utilizing the existing hotel building super-structure together with a new addition on the site of the former restaurant. The new community features modern kitchens, energy efficient heating and cooling, a fitness center, community rooms, and resident outdoor space just steps from all that West Hartford Town Center has to offer.

Enfield Riverfront

A New Era for Waterfront Living and Transit Connectivity

The ambitious development is set to rejuvenate a long-vacant site into a vibrant waterfront community, seamlessly integrating with the Enfield’s new Amtrak station.

Spanning 3.24 acres at 33 North River Street, Enfield, CT, the Enfield Station Project will breathe new life into an area that has remained underutilized since the mid-1970s. Previously the site of a Bigelow Carpet Manufacturing Plant power plant, the land has suffered from years of neglect and contamination.

The Enfield Station Project will introduce 174 luxury apartments, with a combination of Studio, One Bedroom and 2 Bedroom unit types.  The development’s design emphasizes its commitment to creating an accessible and engaging community space. A standout feature of the project is its direct access to the Connecticut River, enhanced by a thoughtfully designed public riverwalk and waterfront amenities. This new public walkway will provide residents and visitors with scenic views and recreational opportunities, connecting them to the river and enriching their quality of life.

Strategically located adjacent to the Connecticut River and the future Amtrak Hartford Line Station, the Enfield Station Project exemplifies Transit-Oriented Development (TOD). By providing high-quality housing near a major transit hub, this project supports the state’s goals of expanding housing options, revitalizing riverfront areas, and improving transit accessibility. The development will serve as a crucial anchor for the new train station, fostering greater connectivity and economic growth in the region.

Montville Horizon View

Horizon View will bring 57 apartment homes to Montville, Connecticut, helping address the region’s growing need for high-quality affordable housing. The four-story community will offer a mix of one- and two-bedroom residences with modern finishes, energy-efficient design, and amenities including a fitness center and community gathering spaces.

Developed through a partnership between Honeycomb Real Estate Partners and New Neighborhoods, Inc., Horizon View was awarded 9% Low-Income Housing Tax Credits in 2025. Located less than one mile from Mohegan Sun and close to employment, transit, retail, and medical services, the development represents an important investment in expanding housing opportunities and supporting the long-term vitality of the Montville community

Madsen Acres

Located at 230 Newington Road in West Hartford, Connecticut, Madsen Acres will introduce 54 affordable condominium homes designed to expand access to attainable homeownership opportunities. The community will feature six two-story townhouse-style buildings inspired by traditional New England architecture and modern farmhouse design, creating a streetscape that complements the surrounding neighborhood. Offering a mix of one- and two-bedroom residences, Madsen Acres will provide high-quality homes while promoting long-term neighborhood stability and sustainable growth.

Following unanimous approval from the West Hartford Town Council, Honeycomb Real Estate Partners will transform the site into one of Connecticut’s few affordable homeownership communities comprised entirely of owner-occupied condominiums. Madsen Acres represents an important investment in expanding housing opportunities and strengthening the long-term vitality of West Hartford.

Chester

Honeycomb Real Estate Partners envisions the creation of 36 units of affordable apartment homes in the town of Chester CT.  This new apartment community will be designed in the classic colonial style, which is consistent with the historic town.  Each two story building will house between 6 and 10 apartment homes, and will fit in with the context of the surrounding suburban fabric.

Honeycomb Real Estate Partners was awarded this deal through a competitive RFQ process held by St. Teresa Calcutta Parish (the current owner of the site).

A new affordable housing community is planned for 55 Kondracki Lane in Wallingford, Connecticut, where the redevelopment of the former Quinnipiac Valley Center will create 66 apartment homes. Offering a mix of studio, one-, and two-bedroom residences, the project will transform a long-vacant property into high-quality, energy-efficient housing while breathing new life into an underutilized site.

Supported through collaboration with the Town of Wallingford, the redevelopment leverages existing approvals and the adaptive reuse of nearly 69,000 square feet of existing space to accelerate delivery. The project represents an important investment in expanding housing opportunities, preserving existing infrastructure, and strengthening the long-term vitality of the community
